We are seeking a highly organized and detail oriented individual to serve as our Building Superintendent. The successful candidate will report to the Property Manager and will be responsible for the maintenance and repair of the suites, the building mechanics, and common areas. The ideal candidate will have prior experience in a similar role, excellent communication skills and be familiar with various types of building systems. The Superintendent is responsible for working with building machinery/equipment such as emergency generators, heating/boiler systems, makeup air units, circulating pumps, and must be generally handy with repairs of appliances, plumbing, tiling, patching, painting, flooring installation, and so on. Responsibilities:
Perform daily, monthly, quarterly, and annual inspections and regular maintenance of the common areas of the building including the boiler room, mechanical room, electrical room, elevator room, and garbage room, as well as fire safety equipment and exterior grounds.
Handle plumbing, carpentry, HVAC heating, and examine and perform routine maintenance.
Work with Property Management to determine maintenance priorities and make minor repairs to heating, plumbing, and electrical items, and general repairs, as required.
Provide access for trade\xe2\x80\x99s people and emergency services, and supervise trades people\xe2\x80\x99s work and make reports to Property Management.
Maintain a daily log and record work orders completed, trades people who came to perform work and other important information.
Respond in writing to maintenance requests/work orders from tenants within 48-hours, and either perform the work or communicate plans for repair.
Perform daily, weekly, and monthly cleaning of the building\xe2\x80\x99s common areas as assigned.
Maintain garbage room, chute rooms, and recycling bins; put out waste for pick-up and recycling; and, open/close garbage chute rooms and laundry room during specified hours; clean interior garbage compactor room, garbage chute rooms and boiler rooms; disinfect all garbage containers
Ensure the necessary property access doors are secured at the end of the day.
Prepare a detailed insurance/incident report whenever any damage or accident occurs.
Report in writing to the Head Office, any deficiencies of any nature for your property/building
Clean and vacuum out extraction vents.
Ensure safe passage to and from building all year round.
Perform unit inspections and repair
Maintain an inventory of all tools, equipment, replacement parts and supplies.
Respond to complaints and disturbances in a timely fashion.
Work on an on-call basis for emergencies after normal working hours.
Perform work on vacant rental units, completing such tasks as change toilets, vanities, demolish bathrooms and kitchens and drywall, install ceramic tiles in the bathroom etc.
Perform other duties as assigned.
