Overview

We are seeking a dedicated Building Superintendent to oversee the maintenance and operations of our 43 unit facility in Napanee. The ideal candidate will possess strong leadership abilities and a comprehensive understanding of building maintenance. This role requires effective management of maintenance projects, ensuring the safety and functionality of all building systems while fostering a positive environment for the tenants.

Responsibilities

Manage maintenance projects from inception to completion, ensuring timely execution and adherence to quality standards. Conduct regular inspections of building systems, including HVAC, electrical, and plumbing, to identify issues and implement necessary repairs. Utilize Computerized Maintenance Management Systems for tracking work orders, inventory management, and reporting. Collaborate with contractors and vendors for specialized maintenance services as needed. Maintain accurate records of maintenance activities. Ensure compliance with safety regulations and best practices within the facility. Sweep, mop, scrub and maintain hallways, floors and stairs Empty trash cans and other waste containers, weekly trash and recycling removal Made adjustments to minor repairs to heating, cooling, ventilation, plumbing and electrical systems and contact trades persons for major repairs Advertise vacancies Perform minor repairs on appliances Show apartments to prospective tenants Water and tend to plants, lawn and gardens Clean, disinfect bathrooms and fixtures Clean snow and ice from walkways and parking areas Conduct move out/move in inspections

Experience

Proven experience in a supervisory role within a building maintenance or industrial environment. Strong project management skills with the ability to prioritize tasks effectively. Solid mechanical knowledge with experience in industrial maintenance practices. Familiarity with electrical systems and HVAC operations is a plus. Excellent communication skills in English, both written and verbal. Demonstrated leadership capabilities with a focus on team development and performance improvement. Comfortable with use of rent software
