The Building Operator will perform and coordinate all maintenance activity at the Capital One office in Toronto. The successful candidate will have a strong focus on operating, maintaining, troubleshooting and repairing facility equipment on all systems. Individuals are expected to demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in others in order to successfully complete daily/weekly work assignments.
RESPONSIBILITIES
Ensure that work performed in client space is accomplished with a minimum of disruption and is followed by adequate cleanup
Perform daily rounds and inspections documenting in logbooks/Corrigo work orders as assigned by direct manager
Respond to Corrigo work orders and other tenant inquires in a timely manner
Coordinate and support maintenance performed by vendors ensuring work in performed correctly and following all safety policies
Create MOP's for all critical maintenance activities for approvals
Schedule Critical maintenance activities with vendors
Identify and escalate any operational and safety risks encountered through direct manager
Respond to emergency system failures and Sensaphone alarms when they occur and make repairs or oversee outside vendor as needed.
Notify immediate manager of any observed inefficiencies (utilities, etc.)
Provide support to Direct manager as requested
Assist when requested on-site escorting of construction vendors to ensure adherence to JLL's standards and policies are met.
Partner with and provide support to other service teams including Project Management, Technology, Security, Moves team and Janitorial as assigned by Direct manager.
Ensure the availability of an adequate operating inventory of tools and supplies and develop sources for stock materials related to maintaining the facility
Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace
Review monthly client service request summaries to pinpoint and correct recurrent operational problems
Evaluate vendors and suppliers on a regular basis with regard to quality and competitive pricing
Prepare and submit purchase order requests
Perform additional job duties as requested
QUALIFICATIONS
Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required
Working knowledge of computer applications including Word and Excel
Trade Licenses an asset, and High School diploma or GED equivalent
Knowledge of Corrigo
