Job Description


Black & McDonald Limited is seeking an ambitious, hardworking and innovative candidate to fill a Building Operator opening on-site at one of our customer locations in St. John\'s. This individual would be responsible for ensuring the functionality of the land, buildings, infrastructure, furniture, equipment, and fixtures that are necessary to the successful operation of the business. They will coordinate and oversee the safe, secure and environmentally sound operations and maintenance of these assets in a cost effective manner. As the ideal candidate you:

Duties and responsibilities include but are not limited to the following:
  • Maintain and update materials and equipment inventories
  • Ability to plan, schedule and control costs for projects that fall within their control
  • Responsible for supervision of skilled workers (Sub-Contractors) in such maintenances as air conditioning, plumbing, and electrical
  • Interface with internal and external customers ensuring effective communications regarding status and priority of work
  • Inspect completed work
  • Daily walkthrough, inspection and condition reporting of all areas of the facility
  • Responsible for the efficient, effective, and successful control of all equipment maintenance, building structures, and property in accordance with approved practices, procedures, and methods
  • Keeping accurate and up-to-date logs and record readings, maintenance and repair work
  • Prepare and maintain manuals pertaining to operating equipment and procedures for same
  • Perform all types of general building maintenance and repairs
  • Heating, ventilation and air-conditioning system and associated systems;
  • Daily Operations of the Technical Systems:
  • Heating, ventilation and air-conditioning system and associated systems;
  • Plumbing systems;
  • Electrical system;
  • Mechanical systems;
  • Building automation system; and
  • All other building systems necessary for the operation of the site
  • Perform corrective maintenance of the Technical Systems
  • Perform planned Preventive Maintenance of the Technical Systems (i.e. belts, filters, pumps, etc)
  • Submit monthly performance reports detailing site activity
  • Adherence to and implementation of health, safety, quality control and environmental policies and programs

EDUCATION, SKILL, & WORK EXPERIENCE REQUIREMENTS
  • Well-developed people skills and superior customer service
  • Minimum of 5-7 years\' experience with operations and maintenance of building electrical and mechanical systems
  • Keen interest and desire to continue to learn and able to take initiative
  • Willingness to work in a team environment
  • Computer literate
  • Effective verbal and written communication skills
  • Proven time management and organizational skills
  • Must obtain Reliability security clearance
  • Must obtain Controlled Goods Access clearance
  • Must complete a criminal background check
  • Must be able to respond to facility emergencies after hours
