POSITION: Building Operator, Residential DEPARTMENT: Properties REPORTS TO: Director of Residential Properties

Job Summary The Residential Building Operator will be a key member of the residential property management, maintenance, and service team. This position will be involved in the overseeing the building service and maintenance team regarding building maintenance, tenant service calls, building operations, tenant relations, repairs, and on-call responsibilities throughout the company\xe2\x80\x99s portfolio of residential properties. ESSENTIAL DUTIES AND RESPONSIBILITIES: (Other duties may be assigned from time to time)

  • Perform service and maintenance activities at the company\xe2\x80\x99s properties.
    • Respond and tend to tenant service requests in a professional and timely manner to ensure that effective long-term tenant relationships are built and a consistent high-level of service is provided to the tenants.
    • Source and schedule subtrades to when needed.
  • Display a strong work ethic, a self starter with the ability to work efficiently and productively with limited supervision.
  • Communicate with team members and tenants in a thorough and professional manner regarding maintenance and building issues.
  • Communicate with senior management, contractors, tenants, and other parties involved with repairs and maintenance activities.
  • Perform and delegate routine maintenance activities such as general repairs, lighting replacement, minor plumbing, minor repairs etc.
  • Inspecting and performing maintenance programs for the buildings and site equipment (incl. fire, life safety and emergency systems, HVAC, electrical, plumbing, building access, security and video surveillance systems and grounds-keeping equipment) and programs to ensure the property adheres to the existing company policies & procedures.
  • Organizing and performing Monthly Fire Alarm Test, Fire Drills and Generator tests.
  • Managing the inventory and selection of service and maintenance supplies and items.
  • Supporting property management in with project-related activities including coordination of capex projects, tenant improvement work and maintenance projects.
  • Initiating and supporting property management in Requests for Proposal (RFP) for third-party service contracts, processing Purchase Orders and payments against third-party invoices pertaining to building maintenance.
  • Assist in the formulation of service and maintenance procedures to operate at the most effective levels.
  • Respond to all emergencies effectively and efficiently.
  • Attend to after hours, on-call requirements.


REQUIRED EXPERIENCE AND QUALIFICATIONS:
  • Minimum 3 years\xe2\x80\x99 building maintenance experience
  • Solid general maintenance and repair capabilities including but not limited to basic plumbing, appliance repair, drywall, light carpentry work.
  • Ability to work flexible hours. (on-call and emergency response)
  • Valid BC Drivers Licenses and reliable vehicle.
  • Reliable, proactive, results oriented and resourceful.
  • Effective written and communication skills
  • Ability to meet deadlines/excellent organization skills.
  • Ability to meet physical demands of the job (i.e. heavy lifting, work on ladders etc.)
  • Knowledge of mechanical, electrical, plumbing and HVAC, DDC is an asset.
