What you\xe2\x80\x99ll do

Reporting to the Property Manager, the successful candidate will fill the permanent position of Building Operator. The successful candidate will assist in overseeing the day to day operations of building maintenance, as well as mechanical systems and maintain positive relationships with Tenants, Contractors, and sub-contractors.

Manage with all aspects of the mechanical, and electrical building operations and related systems to ensure all equipment is operated in a safe and efficient manner

Ensure tangible sustainability measures of energy efficiency, by overseeing related inspections/operation/maintenance of mechanical/electrical systems and equipment as appropriate (i.e., Boilers, Air Handlers, HVAC equipment, heat pumps, generators, life safety systems, etc.)

Oversee/undertake all work including, but not limited to, roof top HVAC (planned preventative maintenance schedules), lamp replacement, litter picking, sweeping, grass cutting, janitorial and washroom maintenance

Responsible to monitor/operate building environmental systems to ensure proper operation at all times

Maintain daily logs for health & safety reports and site-specific maintenance logs regarding all on site equipment

Manage the start-up/shutdown major building equipment if applicable

Maintain an inventory of supplies and equipment, making recommendations as required

The ability to respond quickly and efficiently to all tenant and property management requests and be available to cover \'on-call\' or after-hour emergencies as agreed.

Participate in weekly meetings & review of operating policies/procedures, as required

Perform minor repairs; replace washers/faucets, drywall, painting, etc.

Escalate unusual events/occurrences to supervisor

Assist in carrying out day to day operational tasks at the Centre in line with landlord expectations and statutory requirements

Ability to conduct duties for various properties, as well as being able to travel to the properties as required.

Other duties as assigned

Ability to work all hours required to provide sufficient building coverage & available on an on\xc2\xad call basis after hours; ability to respond to the emergency call-outs.

What you bring

Clear understanding of how to read building drawings for various disciples (Mechanical, Architectural, Electrical, Structural)

Minimum of five years of related building operations experience

Knowledge of Health & Safety procedures and programs (WHMIS, Lockout & Tag out, fall protection and mold)

Previous related maintenance/operations experience

In-depth understanding of the operation and maintenance routines of HVAC and life safety equipment

Knowledge of general maintenance procedures

Superior oral and written communication; ability to develop and sustain cooperative working relationships at all levels; ability to exercise confidentiality; displays enthusiasm and has a desire to learn; team player

Ability to allocate one\'s time effectively, work under pressure and manage tight deadlines; ability to handle multiple demands and competing priorities, and adapt to new ideas and constant changes

Basic computer skills

Valid Driver\xe2\x80\x99s License
