SUMMARY



Reporting to the manager/supervisor, the Building Operator is responsible for performing maintenance, routine and on-demand services, including Preventive, Predictive activities on devices related to building and hospital equipment. The incumbent will also be required to perform other general trade duties as directed. The Building Operator is also responsible for performing work in accordance with established processes and practices and for complying with internal and external requirements including but not limited to environmental, health and safety, fire protection.





At this position level:



Performs a variety of service work in one or more specialized building systems such as mechanical, electrical / electronic, or machine servicing, etc BES Class 1 & Class 2 Works from drawings, schematics, blueprints, job layouts and/or verbal instructions and operates a variety of tools and machines incidental to operations.

KEY DUTIES & RESPONSIBILITIES

Performs regular facility maintenance and inspection Provides observations about facility, grounds and non-technical component conditions and deficiencies, and provides suggestions for enhancements and repair Responds to routine and on-demand service requests Performs routine maintenance and troubleshooting on mechanical building distribution systems - single and redundant cooling distribution systems, steam and heating systems, complex valves, redundant distribution systems, central and package cooling plants, boiler plants, cooling towers, water treatment, point of delivery cooling components, pneumatic systems, backup generators, lighting control systems, digital ballasts and relays, and complex central building control systems facility non-technical component monitoring and inspections Responds to routine and on-demand service requests Performs maintenance on technical and non-technical components within the facility Records resolution data within service maintenance management database. Ensures work completed meets quality, contract response and all other requirements Receives, tracks, monitors and reports status of maintenance work within service maintenance management database. Initiates documents to obtain formal approval of work required Assists in the implementation of preventative maintenance program. Ensures that deficiencies are identified/rectified, recorded and escalated, and that related documentation is maintained Participates in and assists with facility-related projects Ensures the manner in which work is performed is in compliance with corporate and legislated policies, procedures, practices and guidelines related to environmental, health and safety, fire protection and any other applicable requirements Maintains all assigned tools and parts inventory and arranges for repair and replacement where required Assist peers, team members, and others as needed; respectfully request assistance of others where necessary Assists in enhancing customer satisfaction and maintaining positive relations through manner in which work is performed and services delivered Respect the rights of the patient/client and their families in reference to confidentiality, privacy, beliefs and values Participate in change by adapting and contributing new knowledge and skills in their area of expertise Remain flexible, open and positive in the face of changing needs and demands Learn to perform tasks through on the job training, mentoring or coaching Attend training programs, in-services, and educational programs and apply new learning on the job Stay aware of current best practice developments and trends in all relevant technical/professional aspects of the role Decide when outside/additional resources need to be contacted and determine if work is within BGIS contractual scope Other duties as assigned. Work Requirements


Must be able and willing to work shifts, be available for on-call/standby and emergency call-outs as they arise. Must be willing to wear personal protective equipment
MINIMUM EDUCATION: High school education


KNOWLEDGE AND SKILLS



Up to 2 years of facility operations and maintenance work experience Requires certification on BES Class 1 & Class 2 including five or more years' experience in operations and maintenance High school diploma plus some trades-related training Requires in-depth knowledge of various maintenance fundamentals sufficient to deal with service and repairs. Must be physically able to perform basic maintenance tasks to the highest caliber, which includes ability to: climb ladders, work in confined spaces, lift heavy objects weighing up to 50lbs, etc. Ability to adhere and to properly execute processes and practices relating to facility operations and maintenance Ability to maintain, troubleshoot and repair non-technical facility components Ability to provide observations about facility conditions and deficiencies and provide suggestions for enhancement and repair Ability to research, learn and gain greater proficiency in applying on-the-job - fire, life, safety and building codes and standards Possesses a strong environmental, health and safety mindset. Ability to perform work in a safe manner Strong client-service orientation along with a high sense of urgency Effective communication skills for the purpose of data relay, exchange, feedback, and clarification Working knowledge of computer software applications (computerized maintenance management system experiences an asset including Building Automation System - Metasys) Demonstrated proficiency with critical environment systems infrastructure equipment and building environment systems (i.e. Boilers, AHU's, FCU's, heat exchangers, heat pumps, FPB's, VAV's, HMI, VFD's, generators, lighting control, BAS, etc.)


Licenses and/or Professional Accreditation



Preferred licensed Industrial Millwright, and/or equivalent BES Class 1 & Class 2 Fire & security systems certification(s) an asset Valid drivers' license
