Under the general direction of the Manager, Plant Services & Operations. The Maintenance Engineer is responsible for operating and maintaining building equipment and infrastructure. Follows Technical Safety BC, BC Fire Code and local jurisdiction guidelines. Maintains mechanical system inventory, recommends upgrades and replacements, and performs other related duties


Functions and Duties


1. Operates, maintains, and repairs boilers, cooling towers, chillers, pumps, air compressors, HVAC,

refrigeration & building management control systems, solar systems, district energy systems and other related equipment pertaining to the mechanical environment.

2. Carries out scheduled preventative maintenance programs and ensures all safety practices and

procedures are adhered to. Continually recommends improves maintenance tasks related to critical machinery and equipment.

3. Monitors operates performs general tests to all campus fire systems and conducts annual fire drills. Maintains accurate records in accordance with the current CAN/ULC, NFPA and the local municipal jurisdictions. The individual will be required to respond to emergency incidents related to fire systems.

4. Supports and maintains all Life Safety Systems such as emergency backup generators, fire alarm,

chemical suppression systems, fire sprinklers, emergency lighting systems.

5. Maintains and does minor repairs to plumbing systems that include domestic water supply, sanitary and storm systems. This can include certification to test and repair backflow devices to ensure safe drinking water. Regulations are followed based on the local municipality. Reports major concerns.

6. Keep necessary system records such as log books, records and tool inventories. Addressing work order requests and providing technical support. Responsible for handling and processing cash for off campus transactions and completing monthly reconciliations. Is involved in planning strategies with Manager ofPlant Services & Operations and Charge Maintenance Engineer.

7. Continuous ongoing training for all aspects of health and safety requirements. Can include to be

certified in aerial lift, crane operations, fork lift certification, confined space, hazardous materials, and MSDS. requirements.

8. Performs water treatment and testing on heating and cooling systems. Analyzes chemistry, documents testing and takes corrective action to protect mechanical equipment and piping systems. Maintains RO systems.

9. Recommends equipment and systems upgrading to Manager, Plant Services & Operations and Charge Maintenance Engineer. Maintains mechanical equipment and material inventory.

10. Communicates coordinates directly with administration, staff, students, local suppliers, contractors, Occupational Health & Safety, Technical Safety BC, local fire departments.

11. Reporting hazards and apply safe work methods continually, such as lock out procedures and work plans. Incorrect or inappropriate actions could result in significant safety hazards to the College infrastructure, staff, students, and faculty. It can also impact major delay to the daily operations of the College such as to classes and IT Services infrastructure. Reduced service can have significant financial repercussions.

12. Is involved with investigating air quality complaints in the building environment. Tests and provides a report on outcomes. Makes alterations or adjustments.

13. This position is responsible to recommend and implement energy management strategies that reduce l utility usage and significant cost to the organization.

14. Travels to all Okanagan College campuses to provide system maintenance and repair. This position provides a higher degree of technical support when specialized assistance is required.

15. Performs emergency and standby duties as required. Responds to urgent College situations such as power disruptions, fire alarms, floods, gas leaks and IT Services main data center interruptions

16. Operates and maintains Risk Assessed Central Heating Plant and follows Technical Safety BC

regulations for all boiler and pressure vessel components. Ensures safe operations of Central Heating Plant. This position is also required to share the responsibility to being on-call.

17. Performs other related duties as required.


Education and Experience


1. EDUCATION

Completion of Grade 12 or equivalent plus completion of trades training (power engineering) to journeyman status. 5th Class Power Engineering certificate or better. Combination of Power Engineering and Mechanical Trade is an asset. A valid 5th Class driver's license is required.

Skills and Abilities


SKILLS AND ABILITIES

A proven ability to operate and maintain mechanical building systems. Excellent trouble-shooting skills on H.V.A.C and able to repair and deal with problems to the central plant and auxiliary equipment. Ability to perform tasks to a high standard. Analytical thinking that incorporates creativity and innovation. Ability to plan and organize duties as well as maintenance services. Must have good communication skills (both written and oral). Knowledge on computerized building management systems. Have efficient, safe work ethics. Knowledge of maintaining log books, tool inventory, water treatment records, maintenance and repair of boilers, pumps, air compressors, HVAC, etc. The ability to maintain effective interpersonal relationships and exercise courtesy, tact and discretion. Must have strong analytical and problem-solving skills and work well in a team environment. Multi-skilled in the mechanical field is an asset. Commitment to customer service and operating styles that builds on teamwork and cooperation. Flexible and comfortable with change.


Physical Demands:

This position will require some heavy lifting and physical demands May work in confined spaces Working on ladders and platform lifts will be required Wearing personal protective equipment is necessary Working outdoors and outdoors Working at a worksite for any period of time as the only worker, where assistance is not readily

available



Work Schedule:

Work scheduled overtime and be available for emergency overtime when the need arises by responding to overtime call outs before and after standard scheduled hours of work.



Preferred Qualifications:

5th Class Power Engineering Certificate. HVAC skills, experienced in the building maintenance environment. A mechanical trade designation recognized by the province of BC is an asset. (Refrigeration, Plumbing, Gas, Machinist Millwright trade) Cross connection control certification is an asset. Experience with Building Management Software Systems
