you will be responsible for handling the day-to-day mechanical operations of your assigned property, including building systems and maintenance. You will report directly to the General Manager.
Hours of Work:
Full time day hours Monday to Friday with emergency after hours on-call required.
On-Call:
Scheduled on the on-call rotation list. You will receive minimum 4-hours compensation for each week you are on the on-call schedule. In addition to this, for each call-out that occurs where you must attend a job site, you will receive minimum 4-hours compensation at your regular rate. For every on-call hour, you will earn paid vacation at a rate of 4%. You will also receive 3 additional vacation days annually.
Work Location:
Southwest Property building as assigned. Cross-training at all Southwest Properties buildings for on-call purposes. All buildings located within Halifax.
Schedule and carry out all preventative maintenance for your assigned property, in suites, common areas, and mechanical spaces. Ensure plumbing, sump pumps and their controls, electrical, mechanical systems, diesel backup generators, and appliances are maintained in proper condition.
Responsible for all HVAC equipment and systems, including but not limited to boilers, circulator pumps, fans, air conditioning units, thermostats, variable frequency drives, cooling towers and water treatment, and carbon monoxide sensors.
Seek outside contractors where required (boilers, electrical, plumbers, life safety, etc.). Ensure proper follow-up, documentation, and quality control, meeting Southwest's standards.
Operation of building management systems and controls.
Maintain pool and hot tub.
Painting, drywall repairs, general carpentry, and other minor repairs as required. Upon moveouts, ensure all in suite repairs are completed prior to move in, in conjunction with Maintenance Technician.
Safety and Security
Ensure proper occupational health and safety codes are followed at all times.
Respond to and troubleshoot all alarm situations.
Ensure all annual inspections and required reports are completed on time, and required deficiency work is carried out.
Administrative
Ensure work orders are completed and properly documented in the maintenance database according to standards.
Recommend cost savings initiatives throughout the property.
Be an active member of Southwest's Joint Occupational Health & Safety Committee.
Maintain Inventory
Order all maintenance and shop supplies in conjunction with the Maintenance Technician, including air filters, drive belts, tools, light bulbs, lighting ballasts, etc. for the building as required.
Ensure all necessary tools and equipment are on hand to complete tasks.
Training & Development
Train Concierge and Housekeeping staff on fire panel procedures.
Provide ongoing training and support for Maintenance staff.
On a daily basis, you may encounter high levels of dust and dirt, extreme temperature fluctuations, and exposure to chemicals and electrical equipment. You will be required to adjust to many different working conditions including standing for long periods of time, climbing stairs, heavy lifting, confined spaces, heights, loud noises, and repetitive movements.
On a regular basis, you will utilize various hand tools, power tools, ladders, and building monitoring systems. Weather and resident restrictions are factors in the completion of duties.

Our ideal candidate is an Industrial Electrician and/or a Power Engineer with a strong mechanical aptitude, and the ability to perform duties independently.
Good understanding of Building Control Systems (Niagara).
Aptitude for general maintenance, carpentry, and plumbing.
Ability to troubleshoot maintenance problems and recommend and implement solutions quickly and efficiently.
Act with a customer service mindset in a fast-paced environment.
Proven ability to plan, organize, and prioritize work,
Strong attention to detail and quality control.
Ability to work within budget parameters.
Position requires:
Criminal Records Check Completion, WHMIS, Fall Protection, Confined Space, and reliable transportation for on-call requirements. Certified Pool Operator certificate is considered an asset.
