Duties / Responsibilities
The primary responsibilities of the Building Operator include:
Assisting building supervisors, maintenance workers and building contractors when required;
Maintain the properties data sheets, building matrix, and first impressions. Update when required (i.e. weekly, monthly);
Follow-up with contractors on jobs that have been completed;
General maintenance including basic housekeeping, such as light changes, sweeping, litter pick up, and pressure washing;
Be available on a regular on call rotation, and assist in after hours emergencies when required;
Liaise with building owners, property managers;
Suggestion, recommendation and implementation of improvements, alterations, upgrade, or replacement equipment or systems integral with the buildings;
Maintain daily/weekly logs for the site;
Assisting with waste, recycling, and hazardous materials issues;
Monitoring of computerized control systems in appropriate properties;
Assist with snow removal when required;
Respond to tenant service requests as per the bylaws, in a professional and timely manner;
Assisting the PM with insurance and risk management inspections & reports:
Gather three quotes when requested and present to the Operations Manager ("OM") and Property Manager ("PM");
Any other duties needed, as assigned by OM or PM.
Qualifications
Technical Qualifications - The Building Operator, shall have the following technical qualifications or industry equivalency:
Trade Certification is considered an asset
Power Engineering Class 5 would be considered an asset
Knowledge of HVAC, plumbing and electrical systems
Experience working with hand tools
On-Call experience
A minimum of 3 years direct work experience in building maintenance or as junior operator
A valid drivers license
Intermediate level skills in Microsoft Office
-A clean criminal background check is required for this position

Organizational & Leadership Skills - Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion; sound administrative and organizational skills.
