ROLE OVERVIEW



The Building Operator is responsible for the effective operation, maintenance, and repair of all building systems to ensure a safe, comfortable, and efficient environment for all occupants. This role plays a critical part in the daily operations of commercial, industrial, or institutional properties and requires technical expertise in HVAC, plumbing, electrical, and mechanical systems.

Reporting to the Property or Facilities Manager, the Building Operator is accountable for conducting preventative maintenance, responding to service requests, troubleshooting system issues, overseeing vendor work, and ensuring compliance with health, safety, and environmental regulations. A proactive approach, attention to detail, and a commitment to high service standards are essential in this position.

CORE RESPONSIBILITIES



Property Operations & Maintenance



Conduct regular, scheduled inspections of building systems, including heating, ventilation, air conditioning (HVAC), electrical, mechanical, and plumbing infrastructure. Perform preventative maintenance as outlined in manufacturer specifications, internal maintenance schedules, and industry best practices. Identify and resolve issues with building systems before they lead to larger failures or service disruptions. Monitor equipment performance and report abnormalities or major system failures to the appropriate personnel for escalation. Assist the Property Management team with preparation of budgets, including gathering of required quotations, proposals etc. as required. Upload consistent and complete record keeping for maintenance, inspection and certification records Identify opportunities for property improvements beyond preventive maintenance items Perform daily property inspections at designated properties and arrange for repairs and maintenance as necessary

Tenant Service



Provide prompt, courteous, and professional response to tenant service calls and maintenance requests. Investigate and resolve issues related to temperature control, lighting, plumbing, and other comfort-related systems. Maintain a visible presence in the facility and foster positive working relationships with tenants and occupants. Serve as a point of contact between building occupants and management, ensuring clear communication and efficient resolution of issues.

Vendor & Contractor Management



Supervision and coordination of all contractors/suppliers for property contracts and services Assist with preparing and gathering all required tendering and quotations for maintenance requirements including landlord work and tenant improvement projects, as requested Independent management of small replacement and improvement projects

Administrative Duties



Accurately complete and maintain logs, inspection reports, and maintenance records in both digital and paper formats.

Use a Computerized Maintenance Management System (CMMS) or equivalent software to:

Receive and close out work orders. Track preventative maintenance tasks. Log inventory usage and monitor material stock levels.
Assist in planning annual maintenance budgets and capital improvement forecasts, providing technical input and cost estimates where appropriate.

Maintain and organize technical documentation, including equipment manuals, as-built drawings, and compliance records.

Safety, Security & Compliance



Health and Safety program compliance, and participation, protecting the health and safety of themselves and others Ensure all building operations and maintenance activities adhere to local, provincial/state, and federal codes and standards, including health and safety, fire safety, environmental, and accessibility regulations. Conduct regular checks and maintenance of life safety systems, such as fire alarms, sprinkler systems, emergency lighting, and backup power systems. Maintain up-to-date knowledge of and compliance with WHMIS, MSDS, and other regulatory standards. Participate in and support building emergency response plans and evacuation procedures. Be available for after-hours emergency response and participate in rotating on-call schedules, as required.

General

QUALIFICATIONS:



Education



High school diploma or equivalent required.

Postsecondary education in building systems, facility management, engineering technology, or a related technical field preferred.

Certification in one or more of the following is strongly desired:

Power Engineering (4th or 5th Class depending on local requirements). Building Operator Certification (BOC). Red Seal or other trade certifications (e.g., HVAC, electrical, plumbing). WHMIS, First Aid, Fall Protection, and other safety certifications an asset

Experience



Minimum 3-5 years of experience in building operations, facilities maintenance, or mechanical systems management. Demonstrated hands-on experience with mechanical, electrical, HVAC, and plumbing systems. Familiarity with Building Automation Systems (BAS) and ability to monitor and adjust building performance parameters. Proven experience using CMMS platforms for tracking and reporting maintenance tasks.

Technical Competencies



In-depth knowledge of HVAC, plumbing, electrical, and fire safety systems. Ability to read and interpret technical drawings, schematics, and blueprints. Skilled in the use of hand tools, diagnostic instruments, and mechanical repair equipment. Understanding of applicable building codes and regulatory frameworks governing facility operations.

Soft Skills



Strong analytical and problem-solving abilities with a logical approach to troubleshooting system issues. Excellent communication skills, both verbal and written, to interact with tenants, vendors, and team members effectively. Strong time management skills with the ability to prioritize tasks and work independently with minimal supervision. High level of professionalism, reliability, and attention to detail. Customer service-oriented mindset with a proactive attitude toward resolving occupant issues.

Physical Requirements



Ability to walk, stand, crouch, and climb ladders for extended periods during shift. Capable of lifting and carrying tools, equipment, and materials weighing up to 50 lbs (and more with assistance as required). Comfortable working in confined spaces, mechanical rooms, rooftops, and outdoor environments in all weather conditions. Must be able to safely use personal protective equipment (PPE) as required. Participation in after-hours emergency response, on-call rotations, and occasional weekend work may be necessary.

Work Environment



This position typically operates within commercial office buildings, retail complexes, and industrial facilities. Regular interaction with tenants, building staff, property managers, and external vendors. May involve occasional exposure to noise, dust, heat, cold, and potential hazards in mechanical and electrical rooms.

Additional Requirements



Periodic travel may be required. Valid driver's license required.

Core Hours:

Hopewell's core hours are Monday to Friday from 8:00am to 5:00pm local time. Work may require occasional weekends and/or evenings. Participation in rotating on-call schedule required

Job Type: Full-time

Pay: $65,000.00-$75,000.00 per year
