Based on its existing development land holdings, it confidently expects to double the size of its portfolio in the next 5-7 years.Our London at Heritage project encompasses 716 residential condominiums, 100,000 square feet of commercial/retail space, and two future towers housing over 600 residential rental suites.We are seeking a proactive Building Operator to join our dynamic team. This role is pivotal in developing and executing a strategic predictive and preventive maintenance program, ensuring our assets' longevity and peak performance. Reporting to the Sr. Property Manager, the successful candidate will play a crucial role in maintaining our reputation for excellence in customer service and facility management.Key Responsibilities:

  • Assist with creating and performing a predictive and preventive maintenance program on all building equipment and HVAC systems and creating and maintaining service logs for all (includes but is not limited to):
  • Water Treatment Programs
  • Fire Systems testing and monthly operations
  • All lighting
  • Parkade system functions
  • All site-specific operations
  • Commercial operations
  • Ensure life safety systems operate efficiently (emergency generator, fire alarm systems, elevators, phones, etc.)
  • Perform regular inspections of buildings, inside and out, and identify and rectify any general maintenance issues on the asset (i.e. check all doors, signage, lighting, etc., for proper operation, wear and tear maintenance requirements, etc.).
  • Troubleshooting and performing repairs to prevent equipment or system failures.
  • Liaise with outside contractors to obtain costs and estimates for various work, ensuring compliance with building rules and regulations and assisting and monitoring contractors as required.
  • Inspect all contract work, ensuring all deficiencies are rectified and that the integrity of the asset is not compromised.
  • Complete all administrative requirements in line with the maintenance department, including but not limited to purchase orders, work orders, snow logs, etc. and keep accurate records of all work and transactions in Yardi (residential) and Angus (commercial).
  • Prioritize and schedule all work to meet deadlines.
  • Set and maintain the maintenance team's on-call schedule.
  • Respond to after-hours emergency calls and participate in a rotational on-call service.
  • Check and replace lights throughout the complex (interior and exterior).
  • Perform maintenance on any site equipment, where possible.
  • External routine maintenance duties include but are not limited to, snow removal, landscaping and general site cleanup (as required outside of contractor visits) to ensure enhanced property esthetics.
  • Deliver exemplary customer service to internal and external customers.
  • Provide guidance and training as required to junior maintenance team members.
  • Execute all work in a safe and professional manner, complying with Occupational Health and Safety Legislation guidelines and the Condominium Act.
  • Ensure comprehension and compliance with all Westcorp Property Management Inc. playbook policies.
  • Other duties as assigned by the Sr. Property Manager.
Required Skills and Abilities:
  • A minimum of five years of relevant experience in a high-rise building and with commercial building equipment is a requirement
  • Expert-level knowledge of mechanical systems and operations
  • 5th Class Power Engineering ticket is a minimum requirement
  • Experience and familiarity with OH&S legislation and basic applicable building codes
  • Must have the ability and flexibility to work outside regular business hours, including weekends, for on-call, as required
  • Safety conscience and safety-oriented attitude
  • Ability to effectively multi-task and be able to recognize and address important and time-sensitive tasks
  • Strong interpersonal skills with exceptional communication ability, written and verbal
  • Strong ability to build a positive and professional relationship with owners, tenants, contractors and co-workers
  • Highly organized, results-oriented with the ability to work independently and as a team player, and can adapt to a variety of tasks
  • Westcorp is a technologically sophisticated organization, and proficient smartphone/computer skills and knowledge of Microsoft Office (Word, Excel, Outlook) are a must
  • Must be able to work independently with minimum supervision
  • Physically fit, ability to lift, carry or move heavy items
  • Own tools required
  • Own vehicle and valid driver's license required
  • A security clearance is required upon offer of employment
