In this role, the incumbent will be responsible for monitoring and adjusting building equipment to ensure maximum efficiency. With a customer service focused mindset, you will also ensure all tenant and operation teams\xe2\x80\x99 requests are completed in a timely manner.To ensure success in this role, you will be able to balance preventative work requests and tasks, work with complex Electrical/Mechanical System Operations, meet tight deadlines, and work in a large, fast-paced environment. We go above and beyond to protect and grow relationships by anticipating needs, being honest and considerate and valuing internal and external customers as genuine partners.As a Building Operator, you will be responsible for:Monitoring and effectively maintaining the day-to-day operations, maintenance and repairs of the complex\xe2\x80\x99s HVAC equipment (including boilers, chillers, air handlers, pumps, motors, fans, VSD\xe2\x80\x99s, compressors, etc.), life safety systems, building automation systems and lighting systems.Regular water testing and treatment of all open and closed loops and the addition of chemicals based on the results of those tests.Timely responses/resolutions of all tenant requests logged through 310-MAXX, and ensuring there is on-going communication with tenants regarding any mechanical/HVAC issues.Maintaining all facility equipment through the Angus CMMS system, emphasizing energy efficiency, equipment life cycle, and regulatory/environmental guidelines.Liaising with service providers and contractors, ensuring their work is performed in a safe manner and to Oxford standards.Assisting in developing energy priorities for building systems to keep in line with Oxford\xe2\x80\x99s sustainability practices and objectives, including daily energy management of HVAC and lighting systems.General maintenance and other duties as requested or assigned.To succeed in this role, you have:A minimum of 5 years of technical and mechanical building operations experience in a high-rise office tower.Extensive knowledge and experience operating HVAC equipment, plumbing, electrical, BAS, and Life Safety Systems in a Class A office/retail complex.Ability to read blueprints as applied to technical areas.Exceptional skills in communication, organization, customer service, interpersonal and time management.Current Alberta 4th Class Power Engineers license.
