Position Summary





Reporting to the Property Manager, the Building Operator and Maintenance Supervisor is responsible for the efficient operation of all building systems, as well as on-going training and supervision of the maintenance team at one or more Dixon Hall program site locations. The Building Operator and Maintenance Supervisor will also be responsible for managing the daily maintenance of building common areas, such as regular cleaning, snow removal, landscaping, minor repairs, and painting while leveraging service providers, the maintenance staff team, or completing said tasks in urgent cases



Duties and Responsibilities

Schedule maintenance staff based on day-to-day requirements and planned maintenance. Schedule preventative and planned maintenance with service providers and in-house maintenance staff. Develop preventative maintenance schedule to be completed by service provider and in-house maintenance staff Develop Standard Operational Procedures, in-house inspection and maintenance checklists - such as Daily Building Rounds, Monthly Generator Testing and Quarterly HVAC Maintenance. Maintain service records, logbooks, building drawings, and line diagrams. Assist with the management of hazardous waste and materials such as spill reporting, SDS binders, and hazardous waste disposal. Lead OHSA programs for building operations such as mechanical rooms, confined spaces, maintenance and building operations staff, working-at-heights and LOTO. Test and inspect fire life safety equipment as required - such as monthly extinguisher inspections and Firefighter Emergency Operation testing. Coordinate fire drills and training with local fire department, fire wardens, supervisory staff and FLS consultant. Obtain quotations from service providers for unplanned repairs and maintenance Oversee and coordinate maintenance staff workload using Maintenance Requests, recurring maintenance and inspections on the Yardi Breeze (CMMS) platform. Review Maintenance Requests, recurring maintenance and inspections with maintenance staff as part of their on-going coaching and training. Review Daily Building Rounds with maintenance staff, offering guidance and training to make appropriate adjustments or repairs. Hold a current security clearance and be responsible for opening and closing program sites/buildings, as required. Respond to Fire and building system alarms that are triggered during regular business hours. Respond to afterhours Building Emergencies and Incidents if escalated by On-Call Manager. Work safely at all times - following Health and Safety policies and procedures, and reporting any potential hazards, faults, or problems to the Property Manager and/or Senior Manager or appropriate emergency contact. Foster a safe and collaborative work environment, ensuring team compliance with health and safety standards and organizational policies. Work under the guidance of the agency and program policies and procedures, including the Mission, Vision and Values of Dixon Hall. Other duties as required.


Qualifications

Post-secondary education in Facilities Management, Building Systems, Engineering Technology, or a related field. Equivalent combination of education and experience will be considered. A minimum of 3years of progressive experience in facilities operations or building management Supervisory experience in a unionized setting is considered an asset. Experience in an office property, mixed-use, or residential environment is an asset. Thorough knowledge of general maintenance procedures, plumbing/carpentry, HVAC, electrical/mechanical systems, emergency generator and relevant current technology. Demonstrated experience scheduling and coordinating preventative and planned maintenance with both internal teams and external service providers. Familiarity with Occupational Health and Safety Act (OHSA) requirements, including confined spaces, working at heights, lockout/tagout (LOTO), and hazardous materials handling. Strong knowledge of Ontario Building Code and Fire Code Experience managing maintenance records, service logs, SDS binders, and facility documentation such as line drawings and inspection reports. Proficient in the use of Computerized Maintenance Management Systems (CMMS); experience with Yardi Breeze is an asset. Skilled in reviewing and responding to maintenance requests, conducting inspections, and coaching staff on operational procedures and safety compliance. Ability to develop Standard Operating Procedures and inspection checklists and implement continuous improvement initiatives. Excellent problem-solving, organizational, and communication skills. Ability to respond to building emergencies during and after hours, as required. Computer literacy and proficiency in Word, Excel, Building Automation Systems, and Preventative Maintenance software. Current Working-at-Heights, WHMIS and First Aid Training an asset Must be qualified to work in Canada legally for the employer. Able to provide a Vulnerable Sector Screening check with a 'Clear' or satisfactory result that meets the operational requirements of the Agency.
