Building Operations Project Specialist
to join our team.
Position Overview:
The Building Operations Project Specialist reports directly to the Building Operations Manager and is responsible for coordinating and delivering construction, renovation, and improvement projects across the company's properties. The role ensures projects are completed on time, within budget, and in compliance with safety and quality standards. The Specialist provides hands-on oversight, keeps work sites clean and safe, maintains fire safety equipment during construction, assists the Operations and Property Managers with building issues, and manages tenant coordination with clear communication and advance notice.
Key Responsibilities:
Support the Building Operations Manager by planning, scheduling, and overseeing assigned projects from initiation to completion.
Assist Operations and Property Managers with day-to-day building issues, maintenance coordination, and service requests.
Coordinate contractors, consultants, and in-house staff as directed.
Track budgets, timelines, and project scope, escalating issues to the Building Operations Manager when needed.
Conduct site inspections, enforce safety standards, and maintain orderly, clean work areas.
Ensure fire safety equipment remains operational and accessible throughout construction.
Review and provide input on contractor quotes, invoices, and change orders.
Communicate with tenants, issue notices well in advance of work, and coordinate activities to minimize disruption.
Deliver project progress updates and reports to the Building Operations Manager.
Required Knowledge and Experience:
3-5 years of experience in construction, building operations and project coordination.
Strong understanding of construction methods, building systems, and safety practices.
Knowledge of roofing systems and major building components including HVAC, plumbing, exterior envelope, parking lots, and other exterior systems.
Experience managing or supporting multiple projects at once.
Skilled in budgeting, scheduling, and contractor coordination.
Strong communication and organizational abilities.
Hands-on, detail-oriented approach to project delivery.
Knowledge of fire protection systems and construction-site safety requirements.
Technical understanding of building infrastructure and maintenance needs.
Strong interpersonal skills for tenant and contractor interactions.
