BUILDING MAINTENANCE TECHNICIAN
As a Building Maintenance Technician with Calbridge, you will be responsible for repairs and maintenance in accordance with Calbridge's standards and compliance with applicable codes, laws and regulations for multiple properties.
The Technician ensures that properties are performing relative to building systems and that the physical attributes of the facilities are maintained, and their exterior appearance is excellent. Working with the Property Management Team, the Building Maintenance Technician assists with building and cultivating excellent tenant experience; and maintaining the quality of properties through scheduled and identified maintenance. The Building Maintenance Technician position includes preventative maintenance, troubleshooting, and both conducting and coordinating repairs on all commercial building systems, including HVAC, mechanical, electrical, plumbing, wastewater and fire, emergency and environmental protection systems, and general exterior and interior finishing items.

Key Responsibilities
Ensures the proper execution of all maintenance procedures, preventative maintenance issues and operational service as required in compliance with site SOPs, OHS and other related codes, regulations and legislation.
Utilizes computerized management systems to monitor and adjust HVAC equipment and conducts physical inspections.
Coordinates and supervises contractors, maintenance staff, and other services providers to ensure that work is completed, on time, within budget, and in applicable compliance, including, PPE and OHS.
Ensures facilities adherence to applicable OHS and environmental legislation and code; maintaining reporting compliance, limiting liability and loss exposure; and acts as representative with applicable regulatory agencies.
Assists with facilities security management and protocols and supporting information requirements and procedures; conducts applicable emergency drills and inspections.
Monitor facilities emergency systems and services, including fire and sprinkler systems.
Provide excellent customer service to tenants, responding to the Commercial Manager/Property Manager's and tenant concerns and tasks in a timely manner, assisting in resolving problems, as required.
Provides on-call services and responds with support in case of emergencies.
Completes general housekeeping, maintenance and minor repairs as required, including, but not limited to, drywall touch-ups, paint touch-ups, belt & filter replacement, lamp replacement, housekeeping of common areas, and minor plumbing, carpentry, flooring, & finishes repair work, etc.
Conduct regular interior, exterior, site, and roof inspections, and address maintenance requirements.
Respond and assist with seasonal building requirements, including snow clearing, removal, salting, planting, watering and other seasonal grounds' maintenance, etc.
General facilities maintenance, including supply and inventory control.
Other associated duties, as required.
Qualifications & Skills
High School Diploma, and experience in general maintenance preferably in a commercial, retail or industrial environment, other associated education and experience considered an asset.
A minimum of 5 years' experience in commercial building maintenance, physical plant/shop operations, HVAC, Plumbing, Electrical, Fire and emergency systems, and other related equipment and systems.
The ability to read and interpret operational systems blueprints and related materials.
Intermediate computer skills in MS Office, proficiency with computers and other associated electronic communication devices are necessary.
Excellent organizational skills, a detail-oriented focus, an ability to respond to changing priorities; and a demonstrated passion for exceptional customer service.
Good written and verbal communication skills; with an ability to listen and respond to issues in a respectful manner maintaining the dignity of others; and,
Must work well within a highly functioning team, and have an ability to work independently, with sound judgment and decision-making abilities.

Available for after-hours and emergency calls and services requirements.
A valid driver's license, in good standing, 2 years minimum, required for daily travel; and,
Manual dexterity and the ability to lift at least 50 lbs.
