Job Description


As The Director of Residential Properties, you will lead a team and oversee the day-to-day operations of a growing residential portfolio. Reporting into the Vice President, Operations, you will be responsible for leading the Montreal team to excellence in compliance, operational efficiency, team management and engagement, financial performance, and relationship management. Key Responsibilities and Accountabilities:
  • Work collaboratively with internal partners such as Asset Management, Accounting and Finance, Leasing, and Project Management, contributing to the overall leadership of the organization.
  • Develop strategic portfolio initiatives and effective business plans aligned with organizational objectives to generate more revenue, increase brand loyalty and improve customer satisfaction.
  • Fully responsible to ensure that high quality standards for physical maintenance and professional services are defined, implemented and continuously being upheld.
  • Foster a culture of innovation and entrepreneurial approach with an aptitude for proactive management while demonstrating a commitment to customer service and team building.
  • Ensure that policies and procedures are defined, in place, and adhered to at all levels, and that promote and maintain operational efficiencies and excellent customer service.
  • Oversee the transition of new properties/acquisitions and smooth integration onto the operational platform and stabilization, identifying scalable growth opportunities within the overall Montreal portfolio.
  • Actively participate in industry related associations to network, share experiences and stay current with industry standards and best practices.
Financial Accountability
  • Continuously pursue cost effective alternatives to improve financial performance in all areas.
  • Lead and oversee the portfolio annual budgeting process, monthly forecasting and long term resource planning, with attention to detail and accuracy, identify financial trends and opportunities.
  • Accountable for maximizing revenues, minimizing operating expenses.
Management and Leadership
  • Team building and coaching site teams to guide in their development, training and performance, focused on driving employee engagement scores.
  • Builds, manages, and maintains a high performance team through effective talent recruitment, coaching, and development.
  • Sets high standards, establishes accountabilities and measures performance consistent Values.
  • Ensures all parties adhere to health and safety standards and promote a healthy and safe work environment.
  • Other duties within the scope, spirit and purpose of the job, as requested by management.
Technical Competencies: Education: A University Degree or College Diploma is required. Professional property management designation is an asset (CPM, RPA.) Experience: Minimum ten (10) years progressive property management experience and minimum five (5) experience leading/managing Managers. Specialized Skills, Knowledge and Abilities:
  • Fully bilingual, oral and written
  • Experience and working knowledge with unionized staff and collective agreements/negotiations
  • Highly motivated with extensive experience in the residential property management industry at a leadership level
  • Superior knowledge of industry regulations, including the Tribunal administratif du logement (TAL) and operational guidelines
  • Ability to manage, train, mentor and motivate staff
  • Superior customer service skills
  • Strong working knowledge of physical plant maintenance and building systems
  • Strong communications skills, both written and verbal and ability to prioritize tasks
  • Works well independently and within a team environment
  • Strong business and financial acumen
  • Ability to flawlessly execute new and existing initiatives
  • Exceptional problem solving ability
  • Strong computer skills and experience with Yardi considered an asset
