Reporting to the Co-heads, Investments, Canada, the incumbent helps execute investment strategies for the investment market in Canada, in accordance with Ivanho\xc3\xa9 Cambridge\xe2\x80\x99s business plan. He or she analyzes and recommends investment opportunities, coordinates due diligence activities, participates in negotiations and arranges the transfer of each file to asset management once the transaction is complete.

Specific duties include the following:

Assist the Co-heads, Investments, Canada in analyzing real estate deals;

Responsible for sourcing acquisition/development opportunities and investment management of joint venture, separate account and direct investments with a primary focus in Canada;

Negotiate new investment opportunities including term sheets, LOI\xe2\x80\x99s, JV documents and tax and legal structuring;

Manage the Investment Committee process including overseeing preparation of the Investment Memo and presentation to senior management;

Conduct site inspections, market research and property due diligence in target markets. Oversee the underwriting and due diligence process through closing;

Working in conjunction with Asset Management, provide oversight of existing Canadian portfolio, including development projects, with regular performance updates, operations, valuations and capital budget reviews.

Ensure alignment of international program with Ivanho\xc3\xa9 Cambridge\xe2\x80\x99s real estate strategic plan, goals and objectives;

Actively manage development projects including manager and contractor oversight;

Review and manage the internal real estate group risk management and approval processes for international real estate investments. Ensures compliance with Ivanho\xc3\xa9 Cambridge\xe2\x80\x99s real estate policy and investment guidelines;

Provide regular internal reporting and present to senior management.

Monitor and regularly assesses external managers as to investment performance, risk management, financial controls, and efforts to perform as a responsible property investor;

Provide mentorship to other members on the team and be a trusted and resourceful member of the International team;

Coordinate and revise the financial analyses of investment projects prepared by the group\xe2\x80\x99s analyst; evaluate deal strengths and weaknesses and make a recommendation;

Help negotiate deals and participation agreements for investment deals and/or partnerships;

Coordinate the activities of various internal departments (legal affairs, taxes, insurance, etc.) and external services (market, financial, business plan, physical/structural and past performance analyses for partners/developers related to investment activities);

Coordinate consulting projects assigned to professionals hired as part of the due diligence process for investment projects; check their work;

Prepare the relevant documentation and supporting paperwork for investment due diligence to regularly monitor and demonstrate compliance with internal procedures;

Monitor target markets and maintain a network of industry contacts (appraisers, brokers, property managers, etc.) to obtain the up-to-date information necessary to properly assess markets and investment projects.

The toolbox we are looking for

Undergraduate degree in finance, business administration, real estate or accounting;

Graduate degree, an asset;

CPA and/or CFA designation, or equivalent, an asset;

At least six years of relevant experience; Transactional experience in investment and/or investment banking (capital markets) an asset;

Experience in different real estate asset classes is preferred but industrial and multi-family experience is required;

Proven skill at financial modelling;

Interest in real estate investing;

Talent for financial analysis;

Superior communication skills, with the ability to work and communicate effectively with a wide range of people, including senior management. Experience in preparing and presenting high quality presentations to Executive Teams, Investment Committees or Boards;

Very effective interpersonal skills, with the ability to build collaborative relationships with external partners and internal teams from various backgrounds and across functional areas to achieve goals. Has a Team-first attitude and can collaborate effectively with other Ivanho\xc3\xa9 Cambridge departments;

Successful record of accomplishment and demonstrated experience in analyzing complex real estate transactions, developing business plans, and executing on those strategies and plans to achieve intended objectives;

Ability to establish productive working relationships with internal and external stakeholders;

Proactive, forward-thinking and results-oriented;

High level of proficiency in Argus, Word, Excel and PowerPoint;

Availability to travel locally and in the rest of Canada with minimal notice;

Availability to work flexible hours;

Ability to perform under pressure with tight deadlines;

Ability to distill and present information effectively; strong attention to detail; dynamic and outgoing;

An excellent critical thinker with strong attention to detail yet also able to see the bigger picture;

Comfortable and effective in a high growth, fast-paced and fluid environment, able to shift priorities and adapt.

Self-motivated and self-directed with a team mindset;
