With a focus on outstanding customer service and operational excellence, you\'ll be responsible for maintaining the highest standards of the property, ensuring the aesthetics of the Food Hall, and maximizing tenant and customer satisfaction. Alongside the Property Manager, the Assistant Property Manager ensures that all tenant-related issues are addressed and resolved and work in collaboration with Building Operations to ensure all preventative maintenance schedules standards are met and procedures followed. This role will also assist with annual operating budgets, reports, collection of rental payments, surveys and other administrative tasks as required.The Food Hall is open 7 days a week including evenings and weekends. The Assistant Property will participate in schedule rotation across all shifts.WHAT YOU\xe2\x80\x99LL BE DOING:

  • Primary point of contact for all tenant related issues in the absence of the Property Manager
  • Attend to tenant requests and complaints promptly and in accordance with company standards and procedures as directed by the Property Manager
  • Make recommendations and oversee execution of preventative maintenance program for plant and equipment; assists with implementation of improvements
  • Obtain prices, monitor maintenance/service contracts to ensure cost effective operations
  • Conduct daily inspection of property and take appropriate action to make sure maintenance standards set are either met or exceeded
  • Organize all the information and data for preparing the annual operating budgets and provide reports and analysis to the Property Manager on adherence and variances to the approved budget
  • Carry out administrative tasks i.e., prepare reports for damage and liability, process approved purchase requisitions, maintain procedures, rules and regulations for security, emergency and maintenance and tenant information packages
  • Assist the General Manager with collection of rental payments and recoveries as specified in leases
  • Prepare rental schedules, as per the terms of the lease agreement; setup EFT system for rent collection, AR reports and rent collections (including collection and review of monthly sales reports)
  • Conduct parking surveys, compile the findings and make recommendations
  • Make recommendation on processes, systems, policies, procedures and best practices for the portfolio that will maximize net income and work with leasing to identify any potential issues or areas of improvement
  • Oversee and manage property and teams\xe2\x80\x99 safety, security, and compliance requirements
  • Perform other property management tasks that may be assigned from time to time
WHAT YOU BRING:
  • 5+ years of progressive experience in property management
  • Available to work weekend and evenings as this role will participate in shift rotation covering the Food Hall hours.
  • Possession of or working towards an Industry related certification i.e., Real Property Administrator (RPA) or Certified Property Manager (CPM)
  • Relevant post secondary education is preferred
  • Experience in the hospitality industry is strongly preferred
  • Working knowledge of MS Office applications required. Knowledge of Real Estate budgeting software such as REALM and CTI an advantage
  • Good customer service skills
  • Good interpersonal and relationship building skills
  • Ability to prioritize to meet demands and expectations and manage several tasks
  • Good team member
  • Good verbal and written communication skills
  • Well-developed problem solving and analytical skills in solving problems requiring analysis and evaluation using standard methods
