ZML Holdings Group Corporation is a real estate investment and management company with the head office in downtown Vancouver. Our commercial property management team is seeking an Assistant Property Manager. The ideal candidates are team players who prioritize and meet the tight deadlines on a regular basis, are highly organized, with a keen eye for detail, strong financial acumen, a high level of business maturity and solid decision-making skills. Primary Duties & Responsibilities Primary Duties & Responsibilities \xc2\xb7 Responds to all tenants requests/complaints in a courteous, friendly, prompt and professional manner \xc2\xb7 Follows up with Site Staff on any outstanding inquiries or service requests \xc2\xb7 Negotiates and reviews contracts as required \xc2\xb7 Liaison between Tenants, Owners, Site Staff and Head Office \xc2\xb7 Performs regular inspections of the exterior and interior of the property \xc2\xb7 Prepares annual budgets \xc2\xb7 Prepares written recommendations for physical repairs and/or replacements as required \xc2\xb7 Collects delinquent payments and returned cheques, reviews all delinquent accounts for handling and/or direction \xc2\xb7 Ensures that on-site personnel comply with all company policies and procedures \xc2\xb7 Spot checks for accuracy and completeness \xc2\xb7 Check work orders for those completed, those outstanding, determines age of incomplete work orders and reasons for being incomplete \xc2\xb7 Prepare preventative maintenance checklist for maintenance personnel to perform \xc2\xb7 Review in detail all purchase orders for the properties to ensure clarity and justification of requirement \xc2\xb7 Approve invoices for payments \xc2\xb7 Proven track record of operations excellence by controlling operating lowering costs and improving service levels to ensure tenant retention. \xc2\xb7 Annually reviews and renews insurance coverage \xc2\xb7 Ensures compliance with all Federal, Provincial and Municipal laws and acts in all aspects of the sites\xe2\x80\x99 operation Knowledge, Skills & Abilities: \xc2\xb7 British Columbia Associate/Managing Broker License would be a strong asset \xc2\xb7 Working knowledge of building/property systems and operations. \xc2\xb7 Experience with Budgeting \xc2\xb7 Must have at least 3 years commercial property management experience (from large shopping malls or their third-party management companies) \xc2\xb7 Excellent written and verbal communication skills in English. Proficiency in spoken Mandarin and written Chinese would be a strong asset \xc2\xb7 Financial and business acumen to understand owner priorities and building needs. \xc2\xb7 College/university diploma or degree \xc2\xb7 Ability to read, analyze and interpret relevant reports, legal documents, etc. Negotiates and reviews contracts as required. \xc2\xb7 Good knowledge of MS Office products (Word, Excel, PowerPoint, Outlook, etc.). \xc2\xb7 Frequently visit portfolio properties, work at different locations Salary depends on experience Job Types: Full-time, Permanent Salary: From $60,000.00 per year Benefits:
