JLL Is seeking an Assistant Property Manager (APM) for a new client. This role will report to the General Manager and work with an experienced Property Management team. The APM will provide timely and reliable support for all properties in the assigned portfolio, including interfacing with various internal and external service providers, building operations and tenants as directed. The APM will work with the management team at the King St main office with some travel to Mississauga as needed, where one of the client properties is located,
The ideal candidate will be customer driven and take pride in providing exceptional customer service to both internal and external stakeholders. You will also have a strong grasp of the financials and strong analytical skills for budgeting and reporting.
What this job involves :
Deliver Excellent Service to Tenants
Establish and maintain professional working relationships with tenant key contacts
Attend to and resolve tenant inquiries and complaints, escalating complex queries to the appropriate team member as required
Implement special activities and programs to add value to the tenant\xe2\x80\x99s experiences at the property
Organize tenant events such as tenant BBQs, desk drops and negotiate contracts for these events
Prepare communications to tenants as required
Maintain Quality Building Premises
Administer cleaning contract including regular cleaning inspections as directed by Property Manager or General Manager
Monitor the administration of the tenant service request system and completion of tenant work orders, escalating outstanding workorders as necessary
Financial
Assist in the management and recording of additional revenue streams, parking, storage, miscellaneous revenue, events, etc.
Assist with preparation of budgets and monthly and quarterly reports, as applicable to each property
Prepare monthly listings of accrued expenses and capital expenditures
Assist in the collection of tenant receivables, monitor tenant accounts in the Yardi Tenant Ledger and prepare reconciliations
Ensure that tenant charge back billings are prepared on a timely basis and forwarded to Accounting to enter into the Yardi Tenant Ledger
Environmental Sustainability
Seek opportunities to reduce energy and water consumption
Work with waste removal contractor(s) to maximize diversion from landfill and implement new recycling streams
Assist with the building industry certification submissions
Provide support to other JLL team members
Provide assistance to the Property Manager, General Manager, Operations Manager and Operations Supervisor as required
Support and/or direct Operations staff as requested by the Operations Manager or Operations Supervisor
Perform other related responsibilities as requested from time to time

Education
Minimum 5+ years related property experience with commercial properties
Relate post-secondary education is an as asset
CPM or RPA designation preferred or working towards designation
Proficient in Microsoft Office
Solid understanding of financial procedures and management; specifically, procedures for expenses/revenues
Working knowledge of Yardi is an asset
Strong written and verbal communication skills
Hold a valid driver\'s licence and have access to a vehicle if required
