This position is responsible for the effective maintenance of building equipment, as it relates to the needs of Brookfield Properties and the tenants of the Bay Adelaide Center, a 3.1 million square foot complex. The role will provide management and leadership to a team of unionized employees and will direct technical maintenance functions associated with the building complex, ensuring that the property is maintained at the highest possible standards.

RESPONSIBILITIES:

  • Provide direction and leadership to department team members, including performance management and annual reviews.
  • Implement maintenance strategies, document and resolve all technical maintenance related issues.
  • Ensure that mechanical systems are maintained properly and functioning efficiently around the clock.
  • Oversee the Preventative Maintenance Work Order System, establishing frequencies of service, etc.
  • Monitor all Maintenance contracts for all mechanical equipment as assigned.
  • Ensure all base Building areas are maintained to high standards including all Plumbing and Lighting.
  • Ensure all Mechanical and Electrical areas are maintained and cleaned as well as Health and Safety issues take care of promptly.
  • Assist with the preparation of the annual operational budget for the Bay Adelaide center.
  • Ensure all maintenance chargeable work-orders and tenant-generated invoices are billed accurately to tenants on a monthly basis.
  • Administration including, but not limited to, document submission to different and varying governing bodies in order to meet obligations under current Municipal rules regulations and codes or requirements.
  • Research new maintenance technologies and make recommendations on the timing of equipment replacement.
  • Oversee the maintenance services required by the retail tenants and adjust schedules to meet the tenants needs.
  • Maintain Window Cleaning Equipment and ensure all window maintenance and replacements are done in a timely manner.
  • Complete all other assignments as assigned by the Manager.
  • Embody and support Brookfield Properties\xe2\x80\x99 Safety, Health and Environment Policy.
o Proactively identify, manage, and mitigate hazards to reduce risk to the workplace.
o Engage in training and continuing education to develop the knowledge, skills, and competencies required to work safely.
o Take action to stop work if it cannot be executed safely or if conditions or behaviors are unsafe.
o Immediately report SH&E incidents, near-misses, unsafe conditions, and/or at-risk behaviors to their supervisor; then diligently work to correct the problem.
o Promote safe work practices and safe working conditions in accordance with all Brookfield Properties Safe Work Procedures.
o Wear Personal Protective Equipment when required.

QUALIFICATIONS
SERVICE / PERSONAL SKILLS:
This position requires a service-driven, professional and courteous individual with excellent written and verbal
communication and interpersonal skills. Must be able to work independently, as well as in a team environment. Excellent
analytical and problem-solving skills are required, as well as the ability to work well under pressure.

EXPERIENCE & TECHNICAL SKILLS:
  • 5+ years of related job experience within the field of operations.
  • Proficiency with budget management.
  • Strong knowledge in the operation, repair and maintenance of HVAC systems, building services, and life safety equipment.
  • Knowledge and experience working within a union environment preferred.
  • Proficient computer skills in MS Word, Excel, Outlook, etc.
EDUCATION/DESIGNATIONS/LICENSES:
  • University Degree or other equivalent Post Secondary Education preferred.
  • Building Environmental Systems (BES) Operator Class I and II designation or equivalent preferred.
  • RPA, CPM or equivalent considered an asset.
