Job Overview
The Area Property Manager is responsible for overseeing the operations, financial performance, and tenant satisfaction across multiple properties in Coquitlam and North Vancouver. This role leads a team of building managers, leasing agents, maintenance staff, and cleaners to ensure buildings are well-maintained, financially optimized, and provide a superior tenant experience. The Area Property Manager drives operational efficiency, implements best practices, and ensures Cressey's standards of quality, service, and safety are consistently upheld.
Key Responsibilities
Operational Leadership
Manage the daily operations of a diverse portfolio, ensuring buildings are clean, safe, and efficiently managed.
Supervise and provide guidance to building managers, leasing agents, maintenance, and cleaning personnel across the assigned portfolio.
Develop and implement training programs to enhance team performance, consistency, and service delivery.
Implement and monitor property management processes, standard operating procedures, and compliance with health and safety regulations.
Coordinate with other departments, including Accounting, Warranty (for new buildings), and Vendors, to ensure smooth operations and timely resolution of issues.
Coordinate preventative maintenance, capital projects, and service requests across the portfolio.
Be available to handle after-hours emergencies, ensuring a swift and effective response.
Tenant Experience & Satisfaction
Serve as the primary point of escalation for tenant concerns, ensuring high levels of responsiveness and service.
Monitor tenant satisfaction through feedback, inspections, and proactive engagement.
Collaborate with leasing teams to support tenant retention and enhance occupancy levels.
Ensure common areas, amenities, and facilities consistently meet Cressey's standards.
Financial Management
Oversee property budgets, financial reporting, and cost control initiatives.
Monitor revenue, expenses, and financial performance for assigned properties, implementing strategies to optimize profitability.
Approve expenditures and ensure all financial processes align with company policies and objectives.
Provide data and analysis to support strategic decisions and long-term planning.
Team Development & Leadership
Coach, mentor, and support the professional development of building managers, leasing agents, and operational staff.
Conduct performance evaluations, set goals, and provide regular feedback.
Foster a collaborative, accountable, and service-oriented culture across the property teams.
Systems & Technology
Utilize property management systems including Yardi Voyager, RentCafe, and MIQ (or other platforms) to manage operations, track performance, and streamline processes.
Ensure accurate record-keeping and reporting across all systems.
Other Responsibilities
Participate in portfolio-wide projects and initiatives as required.
Travel between properties within the Coquitlam and North Vancouver area as necessary.
Perform other duties as required to support operational excellence and tenant satisfaction.
Skills and Qualifications
Proven experience managing multiple properties, including residential and/or mixed-use portfolios.
Strong operational and organizational skills, with the ability to oversee multiple teams and buildings.
Experience driving tenant satisfaction and resolving complex service or operational issues.
Solid financial acumen, including budgeting, cost control, and financial reporting.
Excellent leadership, coaching, and team-building abilities.
Strong communication and interpersonal skills.
Proficiency with Yardi Voyager, RentCafe, and MIQ is an asset.
Ability to coordinate effectively with multiple departments and external vendors.
