The Maintenance Supervisor leads a team of staff who provide day-to-day maintenance and cleaning services for Housing Services' residential and institutional buildings. The position supports divisional and departmental management in the development and implementation of annual inspection, maintenance and capital plans as well as renovation budget for the department.


Duties will include but not limited to:




Providing leadership and direct supervision to employees including creating a safe, positive, supportive and engaging teamwork environment, performance management, labour relations, and following up on incidents reported by staff; Develop comprehensive inspection checklists based on relevant building code, equipment maintenance specifications, and knowledge of various building envelope systems to ensure ongoing safety and maintenance needs are identified; Schedule and complete inspection processes making best use of available staff qualifications and resources; Providing compilation of inspections results with reasoning and recommendations as to work to be completed to management for approval of projects and determining specifications, materials and supplies required for each work item; Manage work orders/purchase orders/quote forms by allocating to staff to obtain pricing, timeline, and code compliancy within set Government of PEI procurement guidelines; Monitor and inspect quality and timing of work completed to ensure it is within agreed to standards and specifications; Update work lists to document completed or new work to ensure a completed maintenance plan is available at all times; Review monthly financial reports to ensure conformity with approved budget; Support the Provincial Manager in the development and execution of the five-year Capital and renovations budgets; Receive, investigate and resolve issues reported by tenants in the most appropriate, efficient manner minimizing inconvenience to tenants as much as possible; respond to all tenants' concerns in a respectful, timely manner; and Other duties as required.

Minimum Qualifications:




Successful completion of Grade 12 supplemented by Trades Qualification Certificate in carpentry, plumbing or electrical trades supplemented by Red Seal Endorsement; Completion of program in property management is preferred; Ability to use various computer/software packages (including Word, Excel, AIM); Experience performing some supervisory responsibilities (e.g., supervising contractors), Supervisory experience is preferred Good working knowledge and experience with the National Building Code; Extensive experience in maintenance supervision and/or maintenance inspection duties; Considerable experience working with building tradesmen and building trade contractors; Experience in property management; Good working knowledge of certified trades and of appliance repair; Ability to read blueprints and prepare written specifications; Ability to plan and design projects; Good working knowledge of the standard methods, practices, tools, and equipment of the various building trades; Good verbal and written communications skills; Must be capable of showing empathy when dealing with the problems of tenants; Government of PEI Procurement guidelines and processes; and Must have a valid PEI driver's license.

Other Qualifications:




A good previous work and attendance record and an acceptable criminal record check and vulnerable sector check; WHMIS training; Medically and physically fit to perform all duties of the position; and Basic operational knowledge of - Boilers; Generators; Fire safety systems; Electrical systems and power tools and different door locking systems as well as applicable net zero technologies.
